Hello I am still new to the investing world, so any advice would be helpful. 

I'm considering a purchase to use as section 8 rentals. It does not already have voucher in place. What is the process to get section 8 rentals approved?

Any cautions or red flags I need to watch out for? 

Does this also work with duplexes?

Do you feel this would be a good way to rent properties?

@Brandon Turner  It is very possible I am a little slow here, I do not see it posted on Google play store for Android. Am I missing something?

I agree with @Account Closed. There is no advantage to you starting your own management company right off the bat. If anything not having the experience in real estate and or property management could increase the possibility of you failing. Find a good company to work with for a few years, then learn how to fly.

@Matt Lawhun  OK That helps a lot!  For some reason I was thinking there was an monetary exchange directly between the wholesaler and the end cash buyer...Thank you for the help! I really appreciate it.

OK, so here is another question on the process...On a deal where we are assigning the contract to the cash buyer. Does the cash buyer cut a check to me the wholesaler for the difference between the price I negotiated with the seller and his contract price? If so, is this always done after closing or is it possible to get a check before. I am a little fuzzy on the final details of the process.

I have a friend that is going to be helping me with some marketing, bird dogging and finding properties in general. I have a few questions. How do others typically pay assistants? And how much per lead or sale? What are the most effective ways to use assistants? Other tasks for an assistant? Any other ideas for me to spread my reach with another person Helping on a day to day basis. Thanks again BP!
