Do you have temp agencies out there in CA?  Here on the east coast the temp agencies hire out day laborers.  A bit more expensive than craigslist but less than hiring your own guys.  They are covered by the temp agencies workers comp, they come with required safety equipment.  Worth looking in to.

Our flooring guy uses the Happy Feet brand of LVP and we have it in multiple properties.  It has held up very well to both tenants and pets.  The only unit to get some gouges was a tenant with a chair that had some metal on the bottom that caused and issue.

For less than $400 you can get a Detail K2 folding roof rack.  It lets you fold it out of the way when you aren't carrying a ladder or long lumber, pipes, etc.  Then you can fit that craigslist fridge in the bed of the truck.

@Scott Mac as a matter of fact they do put you out on the street in many instances.  They will try to find you a bed at a facility that will take medicare but those have waiting lists.  The nursing facilities are much like landlords.  You don't pay, you don't stay.

We use a Key Case Wallet (well several of them).  You can find them on Amazon.  Use a label maker to mark the address under each key.  Have them set up to have keys in different parts of town together.  The ones we bought have 12 key rings in each wallet.
