I think there is still plenty of room for long and short term rental investment properties.  I'm a realtor in the Charlotte metro area and I have helped renters find rentals here.  I've also done property management in the past here.  There are not a ton of rentals and they go relatively fast.  Also, with the market here you can make a good return on your investment on a nicely done rental property.  Not to mention someone is paying your mortgage while you continue to grow your equity.  Tons of people moving here from all over so the market just continues to do well.  I hope that helps.  Please let me know if you need a Realtor.  I'd be happy to assist in that regard as well.
