Hey Kayla, I think your 3/12's schedule would work really great for being an agent. The most important thing is being able to respond to your clients and get them into houses when they need to, so you actually have more free time than other people who work a 'normal' part or full time job and do real estate on the side. 

For me, having my license has been a way for me to learn about the business and make some money to put into buying properties of my own. They feel like a really great partnership. I get how that wouldn't be for everyone though. I also feel that the knowledge I gain from doing investing benefits my buyer/seller clients.

Ok thanks for all the advice everyone! Here's my followup question: 

What questions should I ask my potential bookkeepers and accounts to make sure we are on the same page? 

Should my accountant and bookkeeper be the same person?

Hey BP Friends.

I need some recommendations and I would LOVE IT if you've actually used these people and can tell me how they've helped your biz.

Here's what I've got: 3 LLCs: a real estate brokerage, a holding co, and one that manages/contract labor on our properties. I need someone who can do my monthly/quarterly bookkeeping and help keep everything straight.

I'm also looking for a new CPA or Tax attorney to help me strategize on how to manage the income/expenses and work toward my goals and how to do things to minimize what I'm taxed at the end of the year. I'd like to find someone for this by mid year so I still have time to be proactive for next year's taxes.

I'd REALLY love this person to be in minneapolis/St Paul area so I can get face to face with them, but I'm open to someone elsewhere if they are really, really amazing.

I'm glad you're posting this too! I'm working on a deal where I purchase my 94 year old neighbors house, he will rent from me until he goes to assisted living or passes away. These are really helpful things to think about on the front end as we are getting all of the paperwork together.

His daughters have POA, is it fair for me to ask to see a will OR write into our lease how the belongings shall be handled upon death should it happen before he moves out?

@Nathan Platter I like it! I have called a few bandit signs but haven't kept a convo going so that is something to work on for sure. I've been going to the MNREIA meetings when I can, it's ALWAYS a great experience. 

I've actually had not so great of experiences with local wholesalers, basically they either send MLS deals or redemption deals that they are pitching at WAY too high of an ARV and WAY too low of a rehab budget.
