In the back of your mind, you know it’s a good idea to have a list of contractors on hand for when the inevitable happens: a pipe bursts, your dishwasher gives up, the gutters fall off of your house...but do you have that list? Or do you plan on just Googling someone when your stove stops working in the middle of making dinner, or sourcing Facebook when your kitchen is flooding?

What if you’re planning a remodel or want to flip a house? How do you know if a contractor is a ‘good’ one, and what things ‘should’ cost? Who should be on your emergency call list if something breaks, and what kinds of questions do you need to ask to make sure the job gets done right?

I realize this is the case but I feel it in my gut that there is a way so I'm going to figure it out.

I am a general contractor so I can handle that part if needed. I'm working on building the relationships I need to design the product and price it out. I need some architects to connect with. I've got financing lined up. 

I'd like to speak with some smaller builders to hear about their experiences. 

I'm going to figure this thing out.

@John Woodrich I know how you feel! I keep going back and forth about what kind of project I want to take on. The small flips and rentals are fine but don't feel exciting to me. The high end flips look fun, but the risk is tough. I see a real problem with the current housing stock in Minneapolis and it really feels like the right time to solve this problem.

Do you know anyone who is currently building duplexes, triplexes and fourplexes? I’m interested in taking this on in Minneapolis and want to make some relationships.

You've got it! 

So they offered me 320k for my house, which sounds great, considering I could just move out, and not finish any of my in progress projects....

...but then you scroll down to the fees and costs MORE to sell them your house for cheap than it would to list it w/ an agent and take a lowball offer. 

So I'll pass. But I'll say they have VERY nice technology, good branding, and great service. It's just expensive. I'm sure it's good for certain audiences and If they are avoiding agent fees on the resell by going direct to consumer I'm sure they are making a good profit. 

Maybe we should hear them on the podcast?

Recently an investor friend mentioned OpenDoor. I hadn't heard of it so I looked it up. A few days later I received a mailer from them that they'll make me an as/is cash offer for my house and close whenever I want. I realize this isn't anything new, but they've got some good tech and really nice branding. 

From what I can tell, they are a brokerage/wholesaler.

What are your thoughts and experience on this? I asked them to make me an offer on my house, to see how it works, and who nows, if its decent, I might just take it.

Hey Y'all,

My fam used to have a house in Rosemary Beach, FL and we would vacation there all the time. A few years ago, they sold it so we haven't been back since. This year, I rented an AirBnB there and we are going down for a fun little vacay in a few weeks. This has gotten me thinking about owning something in the area. So....

...Tell me about your experience with owning a vacation rental on/near the beach. What are your purchase criteria? How is it different than a normal rental? Do you have management horror stories? Do you know any good agents in the Rosemary Beach area I should connect with while I'm down there? Pros/cons on owning a rental from a distance.

Maybe I should just keep renting when it comes to a vacay house, I'm undecided but appreciate your feedback!
