HI Jessica- I concur with everything Julee stated! As a fellow investor and now agent its been a rough go in terms of finding someone that didn't try to steer us in other directions... Hello Investors who are smarter than I am!  Good morning,
I am hoping someone can help me understand what it means to sell off bonus Floor Area Ratio? I am much more familiar with thinking about zoning...  Looking at a plex with bonus FAR that can be sold off.. does that mean additional building development is possible on the lot? Or??  I have done some searching but am feeling really confused here about what the possibilities of selling off the additional FAR might be..  Thanks for any help here!

Try Banner Bank as well- we started Talking with them about this and didn’t end up following through for various reasons- but it was possible.

Good morning- looking to finance our 7th investment property and running into some challenges with financing.  Thinking a portfolio loan might be an easier way to go... Anyone have recommendations for local (Portland area) portfolio lenders? Thanks!

HI all- Hoping the larger Bigger Pockets brain can help me out here... We have 6 financed properties (all have over 25% equity and are cash flowing) and have been using the BRRR method to grow our investment portfolio. We just spoke to our usual lender about a cash out re-fi of our oldest property (that also has the most equity) and he said that it becomes very difficult to do this the more properties we have financed. While he didn't yet give us a hard NO it seems like we are headed that way... anyone else every bumped into this? I had no idea (perhaps naively) that this would become an issue the further into investing we get. I'd love any thoughts, suggestions or ideas here. We wanted to pull out cash as a down payment on another investment to continue to grow here... Thanks!
