As others have said, do not work with them again. Depends on the circumstance of the lie but still... I wouldn't trust them again.

John is absolutely right. We are investors and as investors we must rely on our analysis. If the numbers don't work for our analysis we offer a number that makes it work for us. If the numbers still don't work then don't "make the numbers work". You certainly do not need to wait until the next recession to find motivated sellers lol. There are MANY deals out there right now.

The Millionaire Real Estate Investor by Gary Keller is a FANTASTIC book! Great book selection so far :-)

Money is very important to investing but knowledge is what will get you the money in the first place. While you save up money be sure to keep learning everything you can about investing. Also, meet people in real life who are as passionate about becoming successful as you are. This will help you both immensely! Save what money you can now, read books and MOST IMPORTANTLY... network with local people who are already successful doing what you want to do... meet those people and offer to work for them for free. This is the quickest way to actually start taking action and getting results.
