LOL. Yes there is. It is called the Links and that gas station is hopping cause its still the only one around this area. Although they are building a QT across the street from it.

@Charles-thanks for the tips and welcome!
@Nick-Im as far east as you can go on Ocotillo, I know the tree you speak of but I am not so far south. I just called you and sent you a message. Hope to hear from you soon.
@ Steve-thanks for the link, I will get to reading that ASAP. I go back and forth on that subject and would like to decide soon what I want to do.

Nick,
Thank you!
Yes, San Tan Valley was just "named" that last year. Its as far East as you can go and used to be considered part of Queen Creek.
Ummm, I have tried and tried to figure out how to add a colleague but haven't figured it out yet.

First of all can I just say I feel like I won the lottery with this site!! I am super excited about all the awesome information on here. It is great! I am new to the investing world and am hungry for shortsales. I have been educating myself since losing an investment property to one in Nov. 2009  Waah waah. Its okay though, it has opened my eyes to the world of real estate and investing in it! I am HOOKED! I am FOCUSing my efforts on shortsales, since they seem to be all the craze these days. Especially here in Arizona. I have some questions for all you experienced investors out there and would love any and all information/advice! 1) I am wondering if I should get my RE license and why or why not. 2) I found a realtor that wants to bring me short sale leads (yay for me  )! She wants to use the regular AZ realtors contract for the A-B and then again for the B-C, this makes alarm bells go off in my head but being new and inexperienced with the paperwork I can't pinpoint why. 3) Does anyone have contract paperwork that they use and recommend. 4) Do you work with realtors and why or why not?
I know, I know alot of questions. Like they say I am super excited about RE investing; I feel like I am "ignorance on fire" at times  This probably because the paperwork scares me, why is that? Anyway, anyone in AZ looking for an obsessed in real estate apprentice that would JV with me on my first deal to show me the ropes would be great. :D
