I gather from the info above that the first homeowners, lose the home/shortsale and go to auction so they are out of the scenario altogether now.
From an investor standpoint I understand how it could work and why it would be a great benefit to already have qualified buyers who want the home. Very interesting.

Thank you all for your responses. I guess the old cliche "if it sounds too good to be true, it probably is" rings true here.

What are these so-called backwards shortsales? One guru is claiming you can make 50k on one property. All you have to do is find a high end home, homeowner who needs to shortsale. This guru partners with you to buy the home and sell it back to the homeowner, giving you $ (50k) for setting this up. How is this even possible? I thought it was illegal for a homeowner who loses a home in this way to buy it back also?.....

Can someone please refer me to a title agent in phoenix az that will complete a back to back close. Working my first short sale deal and have had no luck finding one thus far. I know there's shortsale investors out there using agents here in az. I've talked to several agents who say they can't help me. Including agents I know are used by fellow investors. I find this odd. Is it because I'm new? Or they are exclusive to ome investor? Any help would be appreciated!

Thanks for the reply Charles. What do you mean by operating agreement? Is this what I am planning to do within the LLC?
