My experience with Bigger Pockets has been all good.  As a real estate investor and agent, it was an easy decision for me to join BP as a Pro member.   Once I did this, I took advantage of the perks and placed a profile in the marketplace.   I would say that I have had at the minimal ten good contacts with other BP members that led to some kind of business partnership, with one leading to a sell.   In fact, it has worked so well, that I volunteered to coordinate a monthly get together in the Fort Worth area, where I have established additional good contacts.   I am getting a much better return on my leads through BP than I do through other lead generation means.  

In slinging all this praise, the traditional methods of lead generation do still work and as any good agent/investor knows, there is a different approach you take with investors. I do find myself at times working a little more for the investors looking for the right deal versus the traditional client who is looking to buy or sell their home with no interest in investing. To keep a good perspective, I try to balance my traditional workload with the work I do for investors so no matter what the market is doing daily, I can still work towards my bottom line. For example, the market in DFW for investors is a tough one for the properties on the MLS. Since inventory is so low, most sellers are getting asking price (or more) for their properties, which does not lend itself for finding good investor deals. You can still find them, but they are few and far between so you have to work more diligently to help the investors in this market.

The market is cyclical so this will all change in the future where investors will be the ones who are finding the good deals.   I am well positioned to thrive in the market because of BP.  Without it, I would be in a bad position like every other agent when the market goes in the other direction.  I owe BP a lot.

This is the monthly meeting of BP members living in Fort Worth and the surrounding areas.  We are trying a new location this month with the Spring Creek BBQ in North Fort Worth off of Lake Worth Blvd.  There is no theme or sales pitches made at these meetings.  We network and share. 

Because of the change in location, we had to move the time from 10 am to 11 am.    We have reserved a private room there.    It is under my name, Adam Wright.  I am the facilitator of these meetings.

Hi

For those who don't know, there is a group of us that meet every second Saturday of the month in Fort Worth to network and catch-up.   It is a very informal gathering with no sales pitches or themes.   It is just a time to get together.   I facilitate these meetings and arrange for the logistics.  

Our usual location, Dixie House Cafe on Blue Mound Road, let us down last month by not having our reservation in place.  With this in mind, we are looking for a new location.  As I told everyone at this meeting, I was going to research some possible new locations.   I have found three.  We need to come to a consensus on meeting location.   Please let me know your preference.   For each of these locations, we need to move our meeting start time from 10 am to 11 am.

Hi Jesse

Based on the location of the base, I would look into the Eagle Mountain ISD.  It is about 15 to 20 minutes away and on the west side of I35, which is not constrained by street construction.   Lake Worth ISD  is another one to look into... Keller ISD is another good one, but it is on the east side of I35 so your commute will be a bit more difficult.    

Castleberry ISD is the closest to the base, but it has a mixed record.   You could also look into White Settlement ISD, which makes up the west side of Fort Worth, a booming area at the moment.   

The good news is that these areas all have a wide variety of housing options that fit about all your various budgets.   Even with low inventory here in DFW, I don't see you having too much difficulty finding a home,  You will just need to be a little patient and expect to be in multi-bid situations.

Hi Kevin

On the Multiple Listing Service, we are still seeing a steady number of MF properties coming on the market, but it is nothing significant.  For example, I have a client closing on a duplex this Friday in the Mid-Cities area, but it was the only duplex matching his criteria in that area.   

Here is what Quads and Triplexes are available right now from a number perspective in the areas you have specified. There are 48 total in the entire MLS coverage area.

Irving / Las Colinas - 0

Grapevine - 0

Colleyville - 0

Farmers Branch - 0

NRH - 0 

HEB - 1 

Arlington - 2

Fort Worth has the most active properties with 12 properties.   There are significant more duplexes with over 100 throughout the north Texas area.   

I can't speak for the larger units, but I would be happy to reach out to one my colleagues on the commercial side for you.
