 Each county is different in the Bay Area. Where exactly are you trying to look up?


 I am trying to look up at, Sonoma, Solano, Santa Clara, Marin, San mateo, Contra costa, and alameda. I've tried searching them per court, some is asking to create account and have charge, the other is none but if i search case, and case results found, i am unable to view it it is saying case not loaded so i am not sure if thats eviction and I really can't determine.

If someone is evicted through court, it isn't always recorded. I process hundreds of applications every year, and I see maybe 2-3 eviction records total.

Even if their eviction is recorded, it may not be recorded on a national database that you can access. How would you search a local database for someone from Gary, Indiana or Casper, Wyoming? 

It would be difficult and time-consuming. Focus on income, debt-to-income ration, credit score, length of employment, and other factors.


Thank you so much Nathan, I really appreciate you. I am trying to find landlords with chronically bad tenants and focus my marketing efforts on them since they are more likely to sell because I have a very small marketing budget I want to try to get the most bang for my buck.

In Seattle evictions do not show up on background checks. You must go to your county courthouse and look up the names on their computers, or online hopefully. Don't trust a background check service.

I would like to know if what tool do you use in searching for eviction records? I tried searching courts per county but the only availble is to have case search and the case is not viewable  i can't determine if its eviction or no. plus other court doesn't have the option to search and neeeds to create account an there's specific charge in it. can you recommend a tool that i can use, for free and if not free can that tool be use whichever city or county it is  and i'll be able to pull up eviction records for the specific address / or  specific person. Thanks so much for your help.

I'm looking to buy a few short term rentals in California and need an agent that knows all the rules and regulations concerning zoning and other applicable laws for various vacation markets in California. I prefer an agent who also has short term rentals in California.

So there's no way for me to get 95-100% CLTV using lender/ seller carry back?

I found a multi-family listing that says the seller is offering a partial seller carryback. How does that work with a lender? Can I get 80% from the lender, 15% from the seller, and put down 5% myself to buy the building?

Post: Non Performing Note Broker

I've been a buy and hold investor for several years now and now I want to start investing in notes. Is there a broker that will allow me to buy non performing notes in certain zip codes? The strategy I want to try is to work with the borrower to try to get the note performing and thus increase it's value and turn around and sell it. My plan B if this doesn't work as I hope is to just foreclose on the properties and add them to my portfolio which is why I only want to buy notes in zip codes I'm familiar with. I tried doing a little googling and found a company called paper stack but they had like 5 notes for sale. Anyone have any suggestions for me ?

If the valuation of a multi family is based on it's income how do I know how much I should offer on a vacant apartment building, There is no cap rate since there's no income so do I base my offer based on future income or what ?
