Hello fellow investors!

Got an off market 3,900 square foot house siting on an almost 6 acres lot with 6 bedrooms and 5 bathrooms. Property was built in 1974. Great investment for new construction since land is flat. Located in Arlington, so it's right in the middle of Dallas and Fort Worth in a sizzling market. Call me at 817-875-9072 for more info.

@Jay Hinrichs Thanks for the in depth info! That's a pretty good method and makes the driving for dollars pretty efficient. I'll need to lock in some local private lenders with cash on hand to work in such a tight time frame. I'll be reaching out to you directly for more questions!

@Jorge Vega Not the credit report itself, but there are a few "list compilers" out there like Acxiom and Experian who create data derived from these reports and sell them off to list brokers who in turn retail to people like you and I. Think of it this way, you know those pre-approved line of credit offers you get in the mail? The companies sending those got your information through this process. I'll keep you in the loop if I venture to NOD/NOTS.

Hello everyone! I'm looking for a wholesaler around DFW who wouldn't mind taking a newbie under his/her wing. I've read a lot so far but I need to jump in and get my hands dirty. Would love to see a a deal happen from start to finish. I'm a marketer by trade with a technology background and I'm not looking for compensation. Just looking for experience!

@Jorge Vega I'm working wholesales/flips. I wanted to get a jump start at reaching out to distressed borrowers before a NOD hits and everyone reaches out to them. I've come across "credit derived" list brokers who can provide very segmented lists for delinquent borrowers at 30/60/90/120, but I wanted to see if anyone had success with this route.

@Dion DePaoli Yeah you're right, because by definition alone, as soon as a payment is missed it is considered delinquent. I was just going by Freddie Mac's interpretation of "imminent default" as can be seen in their webpage

But thanks for mentioning the Notice of Default because that's essentially what I was getting at. It would be opportune to get to the borrower before the Notice is issued and be the first one contacting them before they get bombarded. Now that you mention it, the privacy issue does make sense, so I guess it's driving for dollars it is then!

So I know of the various avenues to source a foreclosure and pre-foreclosure list, but I wanted to dig a bit further and see if it's possible to locate loans in imminent default- that is a loan that has defaulted less than 60 days. Can anyone hit me with some knowledge? Thanks!

Well, here goes..My name is Amr and my "day job" is being a business development executive at a Dallas based marketing and ad agency. I've also got my hands in a couple other projects to expand my entrepreneurship, however, real estate has always had my heart. I'm looking to gain experience in wholesaling and tax liens short term, and look into fix and flips as well as rentals long term. Above all else, I'm looking to continuously gain knowledge of real estate, and establish viable connections within BiggerPockets and in the field.
