Thank you so much for this! I believe it’s one of the most important things to master if you want to be successful. I saved for later so I can keep rereading until I becomes second nature. 

@Jacob Simpson Thank you & Congrats on your flips! I have been trying to network before I move for off market wholesaler properties in your area and I can see how competitive it is. I know that building relationships will be key in this and eventually things will fall into place.

@Adrienne Green I have a close friend that’s a TN native and she recommended this area. She knows nothing of investing, markets, taxes or real estate. I was sold on how pretty it was, how nice the people are and how good the southern food is! I guess I got lucky! 

I grew up in California and although a lot of people made money in the housing market,  it did a lot of damage (not being able to get a home loan while making 6 figures, friends and family scattered all over to US because rents were to high for most households, homeless, etc)  I am so excited for this change!

@Joey Wilson I would love to talk to you once I get things rolling. I’ve been silently reading the forum for a few days & saw your post about section 8. Its very reassuring to know If things ever shut down again participating landlords will receive those payments.
