5 day notice was given to tenant by processor , on this Saturday. Tenant paid the March rent on Sunday.
I want to refuse rent from April onwards to make him a holdover tenant.. Will I need to notify Tenant, that rent starting April will be refused because the lease ends on March 31, 2023?  Since he pays by Zelle, I have two options of not accepting rent. Please tell me which option do you recommend.

1. I can change my Zelle profile information i.e.,my phone number and email address listed in Zelle and used by all tenants to send rent. Then I will notify changed Zelle profile phone number/email address to all other tenants except this tenant. That way he cannot pay while others can.
2. I keep my Zelle information to be the same. If tenant still sends April rent by Zelle despite of telling him that rent will not be accepted starting April, I can refund his future rent money to him by Zelle the same way that he sends rent to me. This option helps me more because I donot have to notify other tenants (about 20 of them.)
I am willing and happy to take any of these two options so that he becomes a holdover tenant and can be evicted.

Zelle has no option to block one particular tenant from paying rent.

Please advise on this.

I have a tenant in a basement apartment of a three flat in Cook county suburb.  He always resists rent increases, tries to withhold money, tries to push remodels that I refuse now.  A few years ago, I did some remodeling for him while he was living there eg., new flooring, some counters, a new fridge etc thinking that he will be a good long term tenant.  But he proved otherwise.  His rent is at least 10-12% below market even after proposed increase.  He has been there 4 years and has always been a pain.  I want him out because lease is expiring.  He did not agree to proposed rent increase of $30 which will make his rent to $810.   His attitude is to get maximum benefit and pay least rent.  He is using common laundry room as his personal storage and parking an extra car in his spot without consideration for other tenants.  He changed his apartment lock to a numbered lock without asking me.  So far I tolerated him but I am not willing to do that anymore.  Can someone recommend a Chicago lawyer?  Anybody with any ideas is welcome.

I am paying $1950 flat fee which is fine but CPA is asking for extras as well.

Just wanted to compare CPA fee.  Please post what your CPA charges in fees.

State farm is dropping me January 1, 2023 because twp claims were filed in 1 year.  Claim fir siding was approved while claim for roof was not.  Currently the roofing contractor is doing siding.  Looking for home insurance on this 2 flat rental because it has a mortgage.  Any input or contact will be appreciated.  Thank you.

Addresses are 1428 Elgin Avenue $2300 (SFH) 1108 Desplaines Avenue $1700 and $1600 (2Flat) all in Forest Oark, Illinois. They are in Zillow, realtor.com and apartments.com

I have four vacancies, an SFH, 2 Flat, and a condo for a month. All units are rehabbed/prepped for renting and show well. started at high rents but have reduced rents to average in the area of Forest Park. just a few unqualified applicants. Almost rented to a family and checked that both had multiple criminal records while income and credit were ok.

Will it help if I give first half month free vs reducing rents further.  Idea is renting them quickly.
