It is not a machine.  It is natural process betweeen two people that creates civilization but should not disturb others. Her boyfriend is likely living with her or visiting a lot.  Too early to determine, she only moved in two weeks ago.

I have a strange problem.  I own a 6 unit apartment building.  On first floor, there is a 50 plus lady who moved in alone.  Tenant in basement apartment (legal unit) complained of unusually high noise and unusually high vibration activities some nights. Her next door neighbor also complained.  I and the basement tenant are worried about ceiling coming down.  How do I put it nicely and politely to her without creating uncomfortable atmosphere for her and me?  She has a lease for herself alone but another person might be living with her (too early to be sure, she only moved in two weeks ago).   

Yes.  Other person says that she cannot park effectively so my tenant should move her car and work with her.  This condo was bought in 2008 and there was no parking issues until October 2022, when the other person moved in.

I own a condo in a 10 unit building and have a tenant there. The tenant has her aloted parking spot #5 with the condo. Most of the days, the tenant can not park in her spot because the person with adjacent parking spot #6 encroaches into my tenant's spot. I called the association repeatedly and HOA refuses to tow incorrectly parked car. The are asking my tenant to make adjustment and not asking incorrect parker to fix her parking. What options do I have stop paying HOA, deducting HOA fee for parking spot, or retaining a lawyer to sue association? Please help here.

I thank everyone for their responses and words of wisdom and encouragement.  She threatened to deduct common area utilities but after I told her that I will send a 5 day notice, she did not deduct common area utilities.  It is a 2 flat with two utility meters only and there is no common area meter for landlord. When I bought this 2 Flat, village did occupancy/compliance inspection and did not require a landlord meter.  So I am in compliance with the village and grandfathered into having 2 tenant meters and no landlord meter in the building.  She threatened to report me to he Village.  I told her please do.  I urge you to report me because I am in compliance.  In my new 2 Flat bought recently, Village requires landlord meter for common area.

Deadbolt request was for backdoor.  Front door has main entrance and apartment entrance and both already had deadbolts.  I am thankful to everyone's input.  I will just try to complete one year and not renew due to costs of leasing, paint touchup, cleaning, and vacancy.  If she still refuses to backoff, then I might need to break lease.

Currently she is saying that in this 2 flat, both tenants are paying for common areas.  There is no landlord meter for general common areas and it was not required by village of Forest Park when they did occupancy inspection.  Threatens to report to village to which I told her to do.  I have very good reputation with the village as I own many properties in the area. 

Yes.  Credit was 740.  income was nearly 6 figures.  Her application stated that she stayed 3 years at previous address while the landlord confirmed later after her move in,  that she only lived in his building for 1 year because he did not renew lease.  If this was known to me befoore she moved in, I would not have rented to her.  My realtor talked to previous landlord and did not get this information.I won's either.  Rent is $1525 per month.  

I have a female tenant in her 30s with a young daughter.  She started on March 15, 2023 on a 1 year lease.  She keeps texting and calling about every problem that is there or not there.  She wanted me to refinish tub.  I said no because she saw the unit thrice before moving in and tub is fine.  She asked for a deadbolt lock that I provided.  She raised a false and loud alarm about HW heater not working and threatened to report me to village.  Sent plumbers there who said it is working fine but water gets cold after 20-25 minutes after you run water.  I paid the plumber.  She reported mice droppings and hired a professional exterminator the same day.  I had scheduled an exterminator to come after 2 days while being out of State whom I later cancelled because her exterminator came in.   I gave her rent credit because she paid as I was out of State.  She complained about open lead in 80 year old but remodeled building where she signed lead disclosure form in lease.  She wanted a list of things for me to do at move in that I refused because apartment is remodeled and she saw it thrice before renting as is.  She texts me being a slum lord and dishonest landlord using unprofessional language.  Her previous landlord did not renew her lease and I will not either with 11 months to go.  I called her previous landlord after she moved in and found many inaccuracies in her application.  Initially my realtor had talked to her landlord and he had given OK reference.  Tenant from Hell.  What will you do?  Only legal and lawful solutions please.

I recently checked references for a prospective tenant with 740 credit score, 5 times income, no record.  However my realtor checked references and found that landlord reference did not own the building and was a relative who obviously gave a great reference.  The realtor found the real owner landlord of her previously rented building and called him.  He stated that the tenant was great in rent payment and upkeep but was very high maintenance.  She would call inadequate heat when heat was 74 degrees.  She would complain about hot water turning colder after a 20 minute bath.  That happens when tank is empty and you need to wait.  If her call was not returned promptly, she would call the village.  When the landlord called her, her male relative (not on the lease) would answer the phone in a rude manner for this 30 plus year old woman.
