Thanks for the response. As an investor myself, I don't feel comfortable picking up a deal in another state (or even a nearby city) unless I have some knowledge of the neighborhood even though the ROI might look good. Statistics would help me with understanding if there's a large pool of investors out there unwilling to go out of state for the same reason I don't.

I'm a licensed agent as well as commercial real estate investor here in Houston with a background in IT. I'm working on an application to help individual investors who don't have the resources of a big corporation/REIT etc to invest confidently in out of state properties. As part of the work, I'd need to collect some statistics on number of out of state transactions closed in the state of Texas. Nationwide stats would be even better. Would be great to hear comments from others on the forum on their opinion on issues faced by out-of-state investors.
