Hello Everyone: Getting in to my first short Sale and have a seller go ahead purchase and sale agreement in place. Understand that the next step is the waiting game for the banks.

Also I have 10 days starting today for Due Diligence.

I looked at the contract and see the below as far as title is concerned. My understanding is it will be clear and marketable title. Is there anything I need to worry about.

Purchase and Sale/Title.

a. Warranty: Seller warrants that at the time of closing Seller will convey good and marketable title to said Property by limited warranty
deed subject only to: (1) zoning; (2) general utility, sewer, and drainage easements of record as of the Binding Agreement Date and
upon which the improvements do not encroach; (3) declarations of condominium and declarations of covenants, conditions and
restrictions of record on the Binding Agreement Date; and (4) leases and other encumbrances specified in this Agreement. Buyer
agrees to assume Seller’s responsibilities in any leases specified in this Agreement.

b. Examination: Buyer may examine title and furnish Seller with a written statement of title objections at or prior to the closing. If Seller
fails or is unable to satisfy valid title objections at or prior to the closing or any unilateral extension thereof, which would prevent the
Seller from conveying good and marketable title to the Property, then Buyer, among its other remedies, may terminate the Agreement
without penalty upon written notice to Seller. Good and marketable title as used herein shall mean title which a title insurance company
licensed to do business in Georgia will insure at its regular rates, subject only to standard exceptions.

Looking at some properties in Atlanta Metro, mostly Alpharetta, Johns creek, Cumming area turnkey properties (SFR) and planning to make an offer on couple including a short sale.

Can any one recommend a good investor friendly Home Inspector that you have used before who can point out potential issues/fixes that may be required.

Also title company recommendations if possible.

Dear BP Experts:

Was looking at a home up for short sale in GA (Fulton county) and planning to put in an offer. See some liens (FIFA) against the property. Is it safe to assume that if the short sale goes through, the title received will be free and clear of all liens?

A quick search I did on the web for my own education revealed:

A FIFA lien is a legal writ that has been issued by the tax commissioner against a taxpayer so that his/her property can be seized. This is done with the intention of selling the property to satisfy the tax amount.

Hello neighbor ! Went through your post and find the details very informative. Your research has definitely saved me a lot of time. I have been eyeing the Alpharetta, Roswell, Johns Creek, Cumming areas for some time now and cant agree with you more. Like many of naïve real estate investors, I have missed out on some of the deals in the recent prices as always had someone outbid me and the homes closed fast.

You had mentioned on my post that South Forsyth, looks promising. Also with its lower property taxes it looks attractive there. Some of my friends who appraised their homes (residential not rentals) for refinancing have found that their appreciated significantly. While I find its a long commute from Atlanta for folks working, I

Can you advise on which zip codes/neighborhoods in S. Forsyth would be good to focus on for rental markets.

Thanks for your inputs. Based on your and Jason's inputs Possibly I should focus on high appreciation (long term) areas and not high income producing.
