Thanks Jaron. This house is in an affluent suburb in NJ where the comps do support a larger size renovation if I were able to buy at the right price which is why I’m trying to figure out what a reno would cost as I incision it. That's a problem with older homes. We only own older properties currently. Can you add bedrooms, baths, and increase the ARV?

House is about 1700 sq ft. It’s 4bd/1bath so I could change layout to 3/2 without raising the roof. If I raise roof I could make it 4/3 by adding a bathroom to attic and another master bath on second floor by converting one of the bedrooms to a master bath (hgtv anyone?) the fourth bedroom would become the attic on r roof is raised. 4/3 layout if bought at right price can justify major repairs. Nj housing market is still very strong right now, shockingly strong.

Hi BP fam - I saw a house today built in 1900. It has a nice walk up attic but the space isn’t functional unless the roof is raised. I think the entire roof needs to be raised. The house is about 1600 sq ft and is a colonial style home. I live in northern NJ. Just based on a google search it seems the price can vary from 50-125k. Can anyone please share how much they believe it would cost to raise a roof? Thank you!

On the cheaper end you are looking at lets say $125/SF, on average let's say $150/SF, and I know plenty of houses being built for $200-250/SF.   One idea would be to do a takeoff yourself and start to estimate some prices. I am looking at an opportunity to build a duplex in northern NJ. Plans are in place and approved so right now I am trying to get an understanding of what price per sq ft is to build in NJ. Each unit would be roughly 2k sq ft and the lot is in pretty flat nothing too crazy. the build quality I would say could be builder grade but with some higher end finishes here and there since I would be building in an above average town. I would pick my spots and maybe use above average flooring in bathrooms and maybe use some granite in the kitchen but nothing super high end. If anyone is a builder or knows a good builder in NJ please let share their information with me so that I can reach out to them. Also, If anyone has recent experience with building costs in Nj, please let me know what price per sq ft you are paying. Thank you very much!

Hi All,

Interested in anyones take in relation to when you expect residential mortgage rates to begin going back down? Do you think we will get back into the 3% range anytime soon? I know this is the million dollar question and nobody has a crystal ball but for anyone who has been around for at least one entire market cycle, maybe what is going on looks familiar? Thanks!
