I'm in the same boat. We own an investment property in ATL and have been looking for HELOC lender.

Try PenFed and First Tech CU. Keep in mind that the fees and interest rate may be a bit higher since you're not a owner occupant. Also, try you're local credit union, they're a lot more flexible when it comes to lending.

Hi @Kyle Koppenheffer,

Yes, that's very high! I closed on a SFH back in October 2018 and my closing costs were about $5000. I also had an FHA loan and the house was around $200k. Something is definitely not right. Be careful with "brokers" masked as wholesalers. I only say that because we came across one recently. He was up front about it but still stay vigilant. Ask around for realtors on BP, there are plenty that are active in the forums.

Hey @Ryan Cu! Congrats on your amazing accomplishment of being debt free! I know how hard that is especially as a grad student. I think @Kyle Deutschmann is right. Partnering with someone who has a W2 job and good credit maybe be your best bet. I actually know some people in the DMV area, PM me if you'd like an introduction.

There's actually a women's investor group called InvestHer meetup in your area.  I live in Philly and I've been attending the meetups since last July. It's an amazing resource of supportive women working toward financial freedom. I'll PM you the upcoming event.
