Forgive me if im being redundant from the previous responses, but I know you can get the house sided for far less than that, referencing vinyl siding.  im pretty sure in Lakewood the city approves vinyl. I just got a roof and siding for about 6500 in South Euclid. Much smaller house I have, but your siding in this area should cost 7-10k, being that these Lakewood houses have some difficulty with high third stories, neighbors house is usually in close proximity, making access difficult.

Lastly the siding will increase the value In that area.

Also this area is changing so rapidly, you'll have to have someone do a street by street analysis since theres so much demolition, repaving of streets and sidewalks and some new development taking place its hard to say the status without taking a drive through every month or two...

This area varies literally street by street, as previously stated anything off 105 but as close to University circle as possible has the potential to be purchased, rehabbed for long term rentals, flipping is possible but you have to know your numbers, have boots on the ground and a connection to someone who knows the area very well. 

Buying and holding can be a good strategy depending on who you plan on renting to, there's decent retail potential, but the money is in veterans housing, air bnb, (since the hospitals draw hundreds of families in need of a place to stay affordably) Student housing, with Case western University.

This home has Newer siding, Windows, Doors, Roof, New 2 car garage,Updated Electrical Furnaces, Hot water tanks. 

Unit one is currently rented at 550 per month, long term tenant in place, Unit  2 is unoccupied rents for 620-650 per month.

The property needs landscaping, power washing of exterior, and paint on the front porch. Minus those minor changes the house is turnkey.

Welcome! Bigger Pockets is definitely the best place to start! Join the Local Real Estate Investors Association meetings, network network network. If flipping is of your greatest interest begin to get contacts for contractors, a good realtor who works with investors, and a good understanding of the process overall. Most of it isn't rocket science, but if you utilize bigger pockets as a tool literally any question you can think of someone has already asked or there's someone on here that will be able to give you some information. Hope this helps!

If its small misc. items Id say send the contractor to get what he needs then pay for the order by phone. If its large purchases with specific items id make the purchase myself. If you have a contractor make a material list and you have a day to wait you can use the contractor services website and order exactly what you want, they'll deliver to your job site. I dont think one method is better than the other all the time just depends. Hope this helps.
