And I choose that because Boulder county (our market) would be exponentially longer.

Looking for advice and investment partners to build 2 spec homes near Boulder, CO using Kit homes from Europe.

I have two mcanifucatures packed out. The land and most importantly the contractor. Looking for a partner for a 3 way split. Myself, the builder and an investor with the intention for STR rentals or MTR furnished rentals all along the Front Range of Colorado.

Anticipating about 100K in equity after each build. Build time 6-9 months.

Open to advice, and partnership.

Looking for advice on a "subject to" property. Is there anything in particular I should be looking at in terms of the deal, the financing. I am sure I can learn something from this community!

I have a client who would like to buy a multi-family and STR property in Colorado and apply tax segregation rules before the end of year.

But they are claiming that in order to  that, the property must be vacant? Is that the case?
