I don't know what I'm going to do with the lead honestly. The seller wants to much for the property. I'm going to follow up with him though out the holidays

$1,000 a month for 18 months were the previous tenants. By using the 70% method i know the deal won't work at the asking price but I know especially with the paint and optional bathroom you can save some major money.

Here is my deal. I would say first I don't think there is enough margin for a flip but this would make a nice rental @ $1,000 a month. The house needs the first level hardwood floors redone and also a full paint job. The roof is less than 5 years old and the AC has been serviced. The bathroom looks fine you could remodel it for about $3k.

Performed drive for dollars today! Went to look at two homes on Saturday. Going to see attorney on Monday, section 8 meeting on Tuesday and making offer on Wednesday!

Thanks for the welcome!! I already started sending out yellow letters. I received about 10 replies. The majority of them being junk, but I received 1 solid lead for two homes. I will know what will come of them in December. Shortly my girlfriend will be receiving her real estate license to assist us in the field.
