Expanding foam under for support. Grind out shallow groove VERY shallow for fiberglass strips. Paste them in as level as possible. Level out as best as possible with Bondo. PAY a refinisher to spray it DO NOT use the home depot junk it looks better with the hole. Mask off the tub before the quote so the contractor sees he only has to paint. Its 75% of his time taken off the top. Should find a GOOD painter for $150 in that scenario. Use good masking tape, no plastic masking cuz the gun pulls it in, and buy a roll of 3 foot paper from depot. one row on floor front of tub, one row tub UP on walls or tile, cover toilet. drop cloth vanity and remmainder or floor where exposed after papering.

I have a site too for my trades biz but I am trying to make it more of a web biz. Not sure how many hits i get, i quit looking cuz the stats didnt differentiate bots from unique hits. Thats a cool idea though. I think 1000 a week is close for me too. I should put investor resources on it to attract attention anyways since I work for a lot. Perhaps then I could start incorporating my rei stuff in as well.

Owner financing here for my 7 years is ALWAYS an investor, ALWAYS overpriced, and typically crappy. You usually get a year lease option and usually lose thedp cuz the salescontract priceis NOWHERE near what will be lent or appraised.

I am leaning towards mobiles to ease back in. They are esssentially valueless to me beyond rent, and only land dependent in value mostly. Land is steady. mobiles are cheap, yet they still rent high.

A+ observation. BUT, I am really trying to be cautious. I found out 3 days ago and I am obsessed with catching up to the market knowledgewise. I do not want to buy anything til I feel I know it again like I did. But, the dilemma, I dont feel anything here is flippable without a big risk. So I am trying to create less risky, yet effective gameplans til I can afford a risk here and there. Rentals are the market, but I havent the time to ride out rentals. I have to flip with his money somehow and return it, it sucks. Before, I had the time to rent, but it was a sellers market. So, Im again having to work through a market oppositely suited to whats available to me.

Thats a new idea. I fear those areas though, plus minimal profit is to close to loss. I ALWAYS make sure a min of 20k is anticipated. good plan though.

I can get a 10 unit efficiency apt complex for 135k but the work needed is so extensive Id be there a year.

I honestly yhink the sgort sales here are what REAL people are buying,not investors. I need 3 flips this year. Thats all. I even considered developing and subdividing, but even builders are dropping away. then, a mobile park setup but thats not short term.

Small apt condo conversion?

Maybe I should grab a bird dog, OR go metro. Realtors suck. They think 10k is worth investing 100k, so I never use them for leads. My old estate lawyer!!!!!!! There! Im calling him real quick. Totally forgot.

I can only surmise.....vacant land. low cost,no maintenance, easily acquireable from out of state owners. OR, mobilehomes??? They never appreciate without land appreciation, or vice versa. Am I right to assume they hit rock bottom a lot earlier?

CANNOT BELIEVE IT! I got a second chance. My partner returned to back me. Its been two years, and this market is absolute trash. I stopped following it cuz I thought I was done. I know values have still not bottomed, properties are worth half what they were, foreclosures and mort balances higher than values, even short sales STILL are higher than the values. Can ANYONE recommend a strategy? I would not ask had i worked through this. BUT, I need a few short term gains, cant hold for a while. Dunno where to begin, and terrified. Even my house dropped from 450 to 275 this year. I cant afford 1 mistake, never made one yet at the time I bought anything, but whats safe?

I am a tampa guy. been out two years, just got news my partner is coming back to help me start again. I honestly dont know if theres anything to be made short term, which I need badly for a few deals. Its ugly here!!!! REAL ugly. 50% drops in value in a year!!!! All foreclosures from homes bought at peak, 4000 for sale in my county, 30 closings lastmonth.

Youd THINK, but we are in a crisis resembling a depression. 30 homessold last month out of 4000 in my county. Worst employment rate ever, and EVERYONE bought high with ARMS and got toasted. Foreclosures are going for more than they are worth at auction,and at highest levels EVER. Many and most houses cut value 50% the past year. AND......we are not predicted to flaten out for 1.5 years.

Even short sales are with homes bought within 2 years. Only because the amt owed worth less than the house. People are dumping, but they paid and owe 300k for a house now worth 200. I cannot find one auction for a purchase older than 2 years in this county.

Lord, its very very ugly. Only demand lies in rentals.
