I'm new to this whole "house flipping" thing. There's a house in the family that my family member is too old to live in so I had the idea to flip it and then sell it for a profit. My situate seems a bit different then most in the sense that I don't (hopefully) have to purchase the house. It's paid off, so all I would need is an investment in the amount of what the renovations, closing cost and everything else will be.

My question is, how do I find an investor? Will this process be like trying to get a loan? Meaning, what makes them invest in someone? Credit, experience, etc.?

Any advice would be great.

I have started reading some of the articles already but I still have a lot to go through. I plan on getting an investor, hiring a contractor but helping out where I can. Sounds like rehabbing to me.

Thanks guys. @JoanDickie, what exactly is the difference between rehabbing and wholesaling? I do know a bit about the market for the house but I'm no expert. The area is great for all these darn new people moving to the area. Its on the East side of Austin, TX which is being transformed into the new "it" place to live. People are paying out the *** fortthese homes. Its mostly single people and childless couples who are buy I g these small homes for $200k plus....the house, I believe, is only worth about 90k right now. It will definitely have to be modernized....and it has a small green house out back that I think is a great selling point in this area.

...well, maybe. Hey everyone, I'm new here and will hopefully will be flipping my first house soon. It's a family members house who is now too old to live alone. It's paid off buy its seriously old and worn out. 2 bed, 1 bath and about 720 sq. Ft. in a developing area.

I have no experience flipping or selling houses but I have watched a lot of HGTV :-)....yeah, I know that doesn't mean squat. I'm going this weekend to do a walkthrough then I plan on getting a contractor and realtor to come take a look. If we believe that this project is doable then I'll try to find an investor.

I will probably be asking more specific questions as time goes on but for now does anyone have ant advice for getting started? What should I be looking for during this walkthrough?
