Hello!

I have been doing several rehabs in the south jersey area and have been through several general contractors and can't seem to find someone who is a good fit that is investor friendly and reliable. I have a few sub-contractors that have been great but when it comes to finding a general contractor, the 3 or 4 I've been through have all been un-reliable, lie, or over charge and aren't exactly investor friendly. I am looking for any recommendations for a general contractor that I can use on all my future jobs that is reliable and investor friendly when it comes to materials and cost. I unfortunately did not find a decent one. I had to continue dealing with the one I had until the job was finally completed.

Hello All:

I was reaching out to see if anyone had ever had any luck getting a list of names who are in danger of getting their water shut off? Not sure if this is public record or not, but i'm sure this type of list would provide great leads for wholesaling. Thanks!

I have gotten several lists to get potential leads for wholesaling, like tax delinquent lists for example. But my question is, is it possible to get a list from the electric company or elsewhere that lists the people who are past due on their electric bills and in danger of getting their electric shut off? I'm thinking this could be a great list to door knock or send mailers to just not sure how to get a list like that. Thanks!

@Teri Feeney Styers I wish I had one that I liked. I currently havn't found one that is reliable enough to give to the mortgage company. I'm absolutely open to finding a contractor who is willing to do a 203K and then add them to their list but have yet to find anybody in my area unfortunately.

We are flipping in the south jersey area and are using a 203K loan. We had a list of contractors that use 203K loans from the mortgage company but some of them have been unreliable. I wanted to reach out and see if anybody has any recommendations for reliable and moderately priced contractors in the south jersey area. Thank you!
