Hi all:

I have sent in OPRA requests to Board of Revision of Taxes and Department of Revenue and have gotten no responses. I've also tried to call to see where I need to be directed and no one really knows.

I also have tried prop stream and listsource and they both can't get accurate data so I have tried attom data and couldnt get much for taxes there.

Would anyone mind giving me some insight how to get tax delinquents in Philly?

Hey all,

Just curious if anyone had any good downloadable suggestions for a decent Excel sheet or some program that is good at tracking rental property expenses, rehab costs, and cash flow? Preferably just a free solution downloadable but willing to look at others too.

@Chris Magma Interesting, I'll have to see if I can get this. Is it usually a big folder with papers or a big file on a computer? Thanks!

@Chris Magma I think that is similar to what I do now, I put in a OPRA request electronically and they send me either an Excel file or a PDF of all the currently tax delinquent properties. But it doesn't say if there's a lien, just ones that are delinquent.

@Barry Pekin So unfortunately, the data that gets pulled from my state at least (NJ) when you use propstream it shows you ALL the liens despite if you filter for tax lien or not. The problem is, it may say something is a tax lien but it was actually a re-fi mortgage, water/sewer lien, or maybe a federal tax lien which is someone who hasn't paid income tax. So it isn't very clean data, it would have to be scrubbed which would take a lot of extra time. It must be how its pulled for my area in south jersey, because the tax liens are not very clear and may not actually even be a tax lien.

Hello all:

I frequently use tax delinquent lists as a resource for direct mailing leads. I am looking to see how to go about getting a list of the properties with liens. I am in the south Jersey area. I ask because when I pull tax delinquent data like right now for example, a lot of townships have had their tax sale so there is not many leads on a tax delinquent list right now. But if I could see who they sold to which would be the lien list that would be helpful. 

Does anyone know how to get a tax lien list? OPRA hasn't worked in the past. Thanks!

@En Ning chuang I actually never found a decent 203K contractor. For the time being I stopped using 203K loans because the contractors are almost always not the greatest business professionals.
