I've always been interested in property management and have had a niche for hands on projects.  I bought my first multi-family property in July 2015 and have been working on renovations and learning the trade along the way.  I like learning more and more about the systems behind being a good landlord and managing your own properties.  I hope to have my own management ccompany, several properties of my own, and establish a well built team in the future.

I've seen the laws, but it doesn't outline what happens for a situation after you've given the security deposit back. I'm just going to send a closing statement and if I don't hear anything back just let it go. Live and learn.

The lesson has most definitely learned and I think I will just send the closing statement with the deduction amount and a remit time of 30 days and see what happens.

Chris,

Thanks so much for commenting on my thread.  I'm new to the whole landlording thing and there's so much to learn.  I live in Missouri; how would I find out Landlord Tenant Laws?  I know that under those rules I have 30 days to return the deposit.  Nothing was damaged, I'm just requesting cleaning fees.  I don't have proper documentation because as I said I am still learning and didn't take pictures or anything.  I'll look into it further.

I recently had a tenant who I wanted to move out about 2 weeks prior to the lease termination date.  To do this I would take the apartment as-is and would only be checking the apartment for cleanliness.  She would move out if I gave her the entire security deposit minus any cleaning fees upon her returning the keys.  I gave her the security deposit in full.  Upon further inspection I found the apartment to not be clean at all.  Surfaces were not wiped and there was cat hair everywhere (no pets were allowed.)  I want to deduct from her security deposit, but how can I do this being I already gave it back to her?  I did not send her a closing statement yet.  Is that something I can include in that statement is an itemized deduction list?
