Brian, Have you used UpWork? I’m hesitant due to the fact it is project based and hourly. I want to make sure my tasks are getting done efficiently which is why I lean towards flat rate. Thoughts?

Hello,

After listening to last week's podcast with Paul Thompson #283, I am eager to bite the bullet and hire a VA. Paul mentioned Upwork and I've also looked into TaskBullet. Does anyone else have any recommendations for VA companies or ways to find a VA? I would mainly be looking for someone to update my financials via QuickBooks.

Any leads are greatly appreciated.

Hello Kristi,

I know you posted this quite a long time ago, but I wanted to still provide some input.  I am a Landlord, but for the first time ever I am also a tenant.  My boyfriend and our friend got a summer home and our Landlord uses Cozy.  From the Tenant perspective, it is easy and user friendly.  Our Landlord charges everyone if it is late.  It does take quite a long time to leave our account so we have a 5 day grace period.  Hope this helps.

We are looking for cleaning assistance in tenant turnover which occurs often as we are pursuing Airbnb.  Ideal person would provide their own cleaning supplies, have references, and be able to provide information about their current book of business.  Some notifications would be last minute based on Airbnb activity.  All work performed would be paid flat rate per job.

 Thanks for your input.  I don't plan on getting a lawyer involved.  I was mainly just wondering if there were laws against sending a bill of some sort after the security deposit had been collected.  Aside from contacting the Tenant and sending a bill I won't be seeking out anything else.

  You can send a statement that she owes you but don't expect to get anything back. I would put a pet cleaning fee on it and enclose some cat hair too!   Again I don't expect it to be effective but the tenant at least  knows you know.      

 That's what I'm after here.  Of course getting the fees back would be great, but it's more so to give a chance to right a wrong.  Especially since I was her only Landlord she had and when asked for a reference before she moved out I gave a good one.

 Though it was a mutual agreement I was actually accommodating her since she needed the security deposit for new place.

@Account Closed I don't think that sending a bill to someone for cleaning fees is petty at all, and I believe I have that right.  I know all Landlord's have had problems and it appears you've had your fair share.  Being a landlord and real estate in general is a learning experience and there are no stupid questions.  I posted about this topic to gain insight, not be attacked for learning and seeking out those more advanced in the field for their input.  There is much to this instance that has not been explained as I saw it not necessary; like maybe for instance the tenant was moving and wanted her security deposit asap as a down payment for her new apartment.   I'll keep your comments in mind about how all judges will see this if it ever reached the court system (which it won't).  Have a nice day.
