Thanks for the input guys, @Lucas hammer has the tenant you inherited been there for more than a year?@Ryan Canfield do you think it's a viable investment with the prices in JP and portage not being near 2 percent or 1 percent in most cases?@ Mike B that's exactly what I was thinking as far as the paseo trail I know first hand how the 606affected property values nearby, but would you still recommend LV with its crime? Wouldn't you think there might be more tenant turnover?

Thanks so much guys I agree with possibly less stable tenants in LV, and I was not aware of Beaubien being that high. Would you guys house hack in JP even if the returns might be negative if you were to move out? All the properties I've come across in JP seem to offer negative returns at the price there listed for.

Hello BP I'm currently seeking to house hack in Chicago and have a tough time deciding whether to buy in Jefferson park on the northwest side or little village to the Southwest. Any advice?  My concern with Jeff park is the sub 1 percent returns and the neighborhood mostly being homeowners thus maybe a smaller rental pool, on the other hand I'm concerned with little village potentially having more tenant turnover.

Hello, to all fellow bp membersy name is ambroise I'm new to bp, and REI. I'm currently looking at purchasing a 4 plex to house hack, areas that I am looking at are East Garfield Park, North Lawndale, Near West Side, Humboldt Park and Little Village. Would any of you recommend any of these areas?I'm looking at multifamilies around 100k to 200k range. Thank you for any input or advice it would be greatly appreciated.
