Hi guys... we purchased a commercial building and already moved a few walls and added a few electrical outlets... my question is NOW after we realized that we need the Certificate of Occupancy what is the best route to go for obtaining the right permits to get the CO? 

This is our first time & I am completely lost. Any advice is helpful!

We are small business owners. We plan to purchase our first commercial property before the end of the year. We need an new office space because ours will be under development in less than a year or so. Just wanted to see if anyone had any go-to strategies to save on taxes. We are also in the process of renovating our basement to sent it out. Our CPA said they would have to depreciate the amount invested over the life of the property... so it would be only about 5%. I hear a lot of people comment on how they got tax breaks by making purchases on the BP podcasts...

Advice needed ASAP! Anyone have any recommendations on tax advice for end of year tax planning. We have a high income and paid an extra 40k in taxes last year... we are looking to find a way to avoid his this year. The problem is that our accountant is advising us to bonus ourselves and pay the taxes... advice??

There is a great neighborhood that I would like to target, so I'm curious if I should purchase a mailing list or just send a direct nailer to every house in the neighborhood? Anyone had any experience without using mailing lists?

We followed our accountants advice to put 5500 each into the IRA for past 2 years for a "tax break". He didn't explain that the break was only 3k. It was before reading rich dad poor dad. We are both Chiropractors & make pretty good income. We purchased our first house this May and are converting the basement into a 1/1 rental property. This will be our first investment so we are excited to get started. The big picture question is whether to pay off my student loans which would take about 3 yrs if putting if we were aggressive. Or I can apply for the PSLF and pay the bare minimum for 10 years & invest the difference. We are just getting started but have good cash flow each month to invest- it's just to decide what we want to focus on... single family, multi family, wholesaling... there are so many options.
