@Alex D. I actually haven't made the purchase yet, the showing went well today but now it's just figuring out if the property will work numbers wise based on some different ideas on how the property can be utilized. I use local sites like Craigslist and rent values given to me by RE agents to determine what a fair rental price would be. Working with the selling agent was ok, I certainly would like to have an agent on my team that I work with every time though. I feel like it would make the transaction smoother all around.

@Jeff B. I completely understand what you're talking about. After speaking with the agent today (listing agent), my conclusion was that this isn't something I'd want to do solo right off the bat. Especially when counter offers are concerned and you're dealing with lenders (the properties that I've been looking at are foreclosures).

@Russell Brazil It's amazing what one full day of experience can do! I see why you'd want to work with an agent at first, if not every time.

That's how I am too @Dylan Henke. I'm a very high energy type of person so I love to be on the go all the time, yet I'm constantly paralyzed by these fears that have been holding me back. Right off the bat, I think it will be a rental that I keep to start building up a cash flow. I think that I'd lease option it out to someone and if it sold, it would be due to them exercising their purchase option. I don't think I'd fix it up and sell it immediately. What has your experience been with real estate? What types of strategies are you hoping to use to build your portfolio?

I myself am going back and fourth about whether or not I should become a RE agent and how it will help further my investment strategies. In your opinion, what benefits have you seen from becoming an agent? Downsides?

@Dylan Henke Wow what a great post! I had a similar experience with analysis paralysis yesterday. I wanted to make an offer on a house that I saw a price drop in. Well... having never made an offer on a house before, I went to google to help me out and find out what I needed to do. I then posted to the forums on here asking for advice and what to do. I got a wealth of information and after reading it all, I STILL felt uncertain about calling the agent and making the offer in fear of sounding dumb. Well... I dialed the agent's number and called. Stumbled on a few of my words in the beginning and then the movie "the wolf of wall street" kicked into me head and I suddenly got a lot more confident talking to the agent. When I got off the phone I thought to myself "wow, I wasted hours avoiding making that call and for what? absolutely no reason!!!" That fear stuff will get you every time.

My excuses kept getting the best of me until about a week or so ago when I decided it was time to make a change. Since then I've been doing so much better with my goal setting and have been overcoming those silly obstacles in my head. It's great to see other people doing the same thing, keep it up!!

In the 1000 Islands area. Watertown mainly but I'd like for them to be familiar with the surrounding areas as well. I live in Clayton, minutes away from the St. Lawrence River so I'm always looking for someone that knows my hometown as well.

@Jeff Greenberg I completely agree. I even woke up this morning with a little more pep than usual feeling stronger about my ability to get things done. I appreciate your help :)

@Alex D. Thanks! I would think that the process is relatively similar in any state. Some agents may want proof of funding in which case you'd need to provide a bank statement showing the funds in your account if you're financing conventionally. I'm not quite sure how you would go about showing proof of funding from hard money lenders if that was the route you were taking, maybe @Jeff Greenberg or @Thomas S. would know more about this??

Similarly, I've also read the Rich Dad Poor Dad book (actually that's what kickstarted my move to RE investing). He has several other books that I've read and I continue to keep up with his podcast channel. I live out in the middle of the woods so HGTV hasn't been something that I've had the opportunity to watch much of, however if I did have access to cable, I'm sure it would be one of my guilty pleasures hahaha

There really isn't anything quite like actually DOING the work and seeing how it's done. I'm also an experience based learner so I fully understand where you're coming from there. Prior to this morning I had never put in an offer on a property before, and after making a number of phone calls and just going for it, I now feel SO much more confident in making purchase offers. No matter how much information I read online, nothing quite compared to actually doing it.
