Good luck with your pre-licensing class. I took mine in March here in NY (75 hours) and was done in less than a month. When you really have a passion for something you find it's hard to tear yourself away. Another podcast to try out is one by Ken McElroy. It's a real estate investing podcast (I personally like watching them on youtube because he usually whiteboards a lot out). But if you plan on representing investors at all he offers some valuable information from an investor standpoint that's worth checking out :)

Apologies if this has already been brought up but it's possible a neighbor has gotten into the basement unknowingly and hooked up a garden hose and helped themselves to free water. Saw that happen to someone in my area and the owners ended up having to get a lock for the basement door.

Yes 100%. For me personally when I'm around people who are hustling I'm automatically more motivated and get inspired by them. And when you're new to investing the more help you have the better. As someone who started out not having many contacts (but ended up growing a serious book collection), I know how easy it can be to feel overwhelmed and contract a severe case of analysis paralysis. Every deal has a story and something learned that can be shared with others at all stages of their investment journey. Hi Abel, welcome! 

Fix & Flips work for a specific investing objective. However they don't provide you any sort of residual passive income so you first have to be clear on what your investment plan is. I've personally never dealt with wholesaling but I know people out there who have had a good running with it and have been successful.

Of course when you become licensed initially there are so many to-do lists and articles to read about what you should do first, it can become very overwhelming quickly. A topic of discussion I have seen on a lot of the "you definitely want this" lists, is your own personal website. The brokerage I am with has their own already but my goal to develop my own brand and would like to have a website that reflects that mission. My biggest question is whether or not agents have found their website to be useful and if so, did they hire out the building of it or did they design it themselves. Please note I have very little website building experience but can navigate my way around sites like Squarespace rather well.

@Vickie Vargas I sat for the state test in Albany on April 28th. Results posted exactly 3 weeks later on May 19th. I completely understand how you feel! What I did was register for a second exam just in case I didn't pass and kept studying throughout that 3 week period. Once the results posted that I passed (only gives you pass or fail), I was able to submit my application and apply for my license on May 20th. By the 26th I had my license # on EaccessNY and waited for the hard copy to be sent to the brokerage I'm with which took the longest. It definitely was a very looooooong 3 weeks that's for sure!! I'm sure you did just fine though, we always doubt ourselves so much unnecessarily. You've got this :)

@Kayde C. I would recommend finding an expert in an area to work with and then begin running the numbers on properties until you're presented with one that works for your individual goals.

Post: More Than One FHA Loan Within 100 Miles

After speaking with a lender about FHA loans I am a bit confused. It was explained to me that you cannot have more than 1 FHA loan within 100 miles of each other. The goal was to finance a 3 unit property through an FHA loan, live in it for the necessary amount of time then repeat the process with another property.

Of course if this is a restriction that does indeed exist, that would change plans a bit. Can anyone shed any light on this?
