I actually had about 10 items that I wanted fixed in my first property after the inspection. Seller agreed to fixing them all. He could have agreed to fixing half or none. Hope that helps.

Hello,

You can have the realtor add a clause where you would like that fixed and sent to the seller. The seller is not obligated to fix it however but you can at least try to have him fix it or credit you for it.

I think you should ask the seller first if he'd go for seller financing. Never know what response you may get and it can be a game changer for you!

Howdy and thank you!!!! I found it on the North Side of Milwaukee. I started working with a realtor and just looked at the MLS daily. There are good deals, just have to act fast.

What lender are you working with? I was only approved for a 2 unit maximum using a conventional 5%.

I ran into this situation. What I did was take out a loan on my 401K which is not penalized. I'll be paying 5.75% in interest which will be paid right into the 401k in the next 5 years. If you withdraw, you'll pay 10% penalties plus tax, etc.

I am currently pursuing a duplex that I'll be turning into a triplex. Your city's development center should have all the perquisites for this process. In Milwaukee, I'd need 2 exits from the attic and 50% of the space has to have at least a 7 foot height on ceilings.

Well, just closed on my first one in Milwaukee. By December, I anticipate to have 5-6 duplexes, using the current deals on the market.
