Anyone have experience buying fire damaged homes and flipping them? What was your experience? Did you have problems re-selling it once you were finished?

@Saravanan Saravanan yeah majority of the hard money lenders I've seen will require skin in the game which makes sense to me

@Jason D. Yeah very few deals will qualify from what I've been hearing.

@Mike Burkett I found another thread just now on BP and it does have a lot of mixed reviews.

Has anyone successfully used Do Hard Money? My client wants to use them and I spoke with one of their reps too. They seem legit but 100% financing with no skin in the game sounds too good to be true. Any help or advice is appreciated!

@Christopher Raiz Love the ambition. Maintain that and let it drive you to learn more. I would definitely find a mentor and ask as many questions as you can. It would be great if your mentor is working on a project so you can see first hand what they're doing. Follow some investors on other social media platforms too. I follow quite a few on Instagram and they give really good advice and even do live videos/Q&A. It's great that you've started saving, keep saving more as you begin to learn from your mentor and the BP community.

Great post @Tyler Erickson. I have been seeing a big increase in demand for multi-family here in San Antonio. SFR is still selling strong, especially in the right areas but Multi-Family is definitely on the rise.

Just a thought but could it be the big names like Grant Cardone influencing them? He's big on buying multi-family and renting where you live. Not to mention, a lot of millennial (at least all of my friends) are more interested in moving right after college or travelling more.
