Check out bigger pockets podcast #109, they had attorney Scott Smith on and he touched base on this topic somewhat. Excellent podcast. If you don't mind keep us posted,I'm interested if you find some sort of loophole in order to start an LLC.

 Scott as of right now im looking SF, i would love to stay under 100k closing cost etc included i would fiance through mortgage and would use it as a rental property.

I know @Chris Clothier 's company Memphis Invest (and Dallas Invest) does turnkey rentals so they would be good to check out. Chris is a longtime BP contributor and I think was interviewed for a podcast episode previously.

A spirovent outperforms an air scoop 9 times out of 10 btw, sorry forgot to add that.

You have an air scoop with an air vent on the boiler which is basically a spirovent, we usually like to install something at the highest point if access allows and if you have a radiator/heater with a fitting that allows easy screw on install. You have an auto fill? What the pressure in the boiler when it cycles and how many stories is the residence?
