Thank for the insight, everybody. I ended up negotiating a 6% rate for a 6 month listing agreement. Fingers crossed. 

Hi BPers. 

I have a vacation rental property in southwest MI that I am considering selling. I have talked with two agents so far and both have given me, what I consider, a high commission rate (7-8%). Does this seem high, or is it pretty standard?  I usually hear of rates being in the 4-5% precent range. The property is 141 acres and very rural so does that account for a higher commission rate? Hi @Elliot Saks -and everyone else on this thread- love the background story. I too am in a similar boat of living in SoCal and wanting to invest elsewhere- or locally if I can find a deal. Although, I do already have properties out of state and can say that if you have the right people in those locations, it isn't intimidating at all. I am originally from the Midwest and may be able to help connect you with some people in those areas, if you would like. I personally am  starting to look for my next investment (multifamily) in the areas like Vegas, Salt Lake City and Pheonix and would love to partner with the right people to purchase larger properties. Hi BPers-

I'm a newer investor, who just moved to Ventura CA, and would love to connect with any real estate pros in the area.  

I recently moved to the west coast from the midwest, where I still currently own a vacation rental property (MI), and interest in a commercial unit (IL). I'm also currently studying for my CA real estate license (was an IL agent 2008-11) and can't wait to jump into the real estate scene in SoCal.  My near term goals are to add a value-add, cash flowing, multi-family (2-4 unit) property on the west coast- preferably within 8 hours of Ventura County (I can get into more detail but I didn't want this to drag on).  I would love to connect and talk to anybody that loves talking about real estate investing.

Thanks everybody for the responses and info. 

@Todd Bowen and @Brandon Lancaster. I am either renting out just the land from Oct. 1st- May 22, 2018 for deer and turkey season for $4,000 (land lease only); Or, an 8 month residential lease (includes 2 cabins and a hot tub and utilities), with an additional attached hunting lease, totalling $2,000 a month. The property is located in Grand Junction, MI.  From Memorial Day - Labor Day I rent the place out as short-term vacation rental (vrbo).

Hey BPrs,

I'm wondering if anyone in the BP community is familiar with renting out their land for hunting purposes?

I'm planning on renting out my 140 acre vacation rental property in South west Michigan during the offseason (generate some extra income) and was wondering a couple things.

 What are the best insurance policies? I currently have commercial insurance (serving short-term rental needs) with good general liability insurance, but feel that I need additional coverage for hunting liability.  I would also require Lessee to obtain personal liability insurance for additional protection. Any thoughts or opinions would be a big help. Thanks.
