Hello, I'm in the process of possibly purchasing my first investment property and I'm extremely nervous. They property is currently listed and used as a duplex but was zoned as a quad. Two of the units are currently rented and the plan is for me to purchase the property and re-zone it as a quad and occupy one of the remaining units. My question is has anyone ever dealt with anything like this before and if so, what should I look out for? Thanks for any help/input in advance.

Hi @Ama Roberts, welcome to the BP Forum! What type of properties are you seeking, SFR, 2-4 MF, or 5+ MF? What is your price range/down payment amount? Are you looking for turn-key properties or something along the lines of a "fixer upper"? Are you interested in any certain parts of ATL?


 I am mainly seeking 2-4 multi-family. I am definitely looking to obtain funding for the down payment as well. I don't mind doing some light cosmetic work like painting for my first property but nothing too involved. I don't have a specific area that I'm focused on, something up and coming area that's being turned around might be best, especially for my first deal. Do you have any agents you can refer me to in the Atlanta area?
