do you plan to sell the duplex or rent it out? 

I'm in the process of converting a single family to a quad and plan to hold and rent. Numbers work out great.

As a mom of three who spends a lot of time with kitchen counters, wood would be the last thing I would install. Tenants will not always know how to take care of it. If you use the wrong cleaner or scrubber then it's over, not to mention stains. I don't have experience with concrete, but another thing to consider is how hard would it be to remove vs granite or other materials

This loan is meant to help people with little down buy a property, as low as 3.5% down and I believe they will take credit scores about 580. You can only have one FHA loan at a time. There are some cool things you can do with an FHA 203k, like bundle the renovation costs of a property into the mortgage, include mortgage payments into the loan if the property in not habitable during construction. There are extra fees like monthly mortgage insurance and an upfront mortgage insurance, but you can buy single family homes as well as 2-4 unit properties.

City Heights is up and coming, slowly. They just built a brand new YMCA on 43rd street and the owner from Price Club (back in the day) has invested millions ($300?) into the community. There is a brand new shopping center off Fairemount in north City Heights. This combined with being located right next to North Park and South Park. In addition, there are a lot of multi family lots available there, if your plan is rentals.

I love City Heights! We have been looking there a lot. I was reading the guy from Price Club (it was like a Costco back in the day) has invested millions in that community and they have the brand new YMCA off 43rd street.
