What is the best way to accurately calculate rehab costs on a flip without having sub contractors come in and give estimates?

For rehabs, do flippers typically use hollow core doors or solid core doors?

Hi,

does any wholesalers have scripts you use when you call an abandoned property.  Ive gotten the owners on the phone a few times, but they usually hang up or become agitated easily.  Also, does anyone have a sample letter they send out to homeowners when looking for flips?  ive done a few flips but looking to dive into it deeper this year!

Hi,

I have been using word of mouth to find flips.  Recently, I got a really good deal on a multi family home.  A friend of mine, dad wanted to sell a property that needed a bunch of rehab.  It was a 3 family residence that I plan to keep for right now anyways, What would be a good finders fee to give to him?

Hi! Are you getting any deals from mailers ??  Do your mailers look handwritten because I’ve heard these get the best results . How are the lists from list source?

Hi,

I have successfully completed 3 flips, however I would like to start doing 5-6 a year.  what is the best way to find flips?  In our market, its very hard to find on market deals that work with the money.  Curious to see what you all do to find them.  I do not know any wholesalers in our area and i am a licensed real estate agent and have told other agents to let me know if they come across any deals.  I think mailers is possibly the way to go but not sure where to start with that.

I have fallen on a really good deal on a 3 family .  If I keep it, I could generate 1800-2000 a month by renting however if I rehab and flip it, I could make around 175k. What should I do? I keep going back and forth on what is the best option.  Dealing with 3 sets of tenants sounds like a pain but I know I could make more money in long run.  If I flip , I would just continue to put it into other properties to make money.  This will be my 4th flip if so.

i would like to start buying multifamily properties.  I have one but would like to buy another. Is taking a home equity line of credit a smart move to fund the down payment a smart move?   was planning to try to pay off the home equity line in 3-5 years tops

Hi,


i see a property that is going up for auction soon.  I looked on public records and it was last sold for 421K. Does that mean the bank won’t sell it for less than that?
