Post: End Buyer Asking For An Agreement of Sale???

Hey all! We have a house under contract and have the assignment contract signed by our buyer. Our buyer is now, a week later, coming to us ASKING US for as" AGREEMENT OF SALE." My impression of that agreement is that it is one between the seller and buyer. Since I am not the seller, I'm unable to complete an agreement of sale between myself and the buyer. His hard money lender is REQUIRING this piece of paper so to order his appraisal. Anyone have any experience with this issue?

Does anyone have a referral for me? I'm having someone who has intimate knowledge on this topic. Thanks!

I'm a realtor and starting to wholesale. I'm not tech savvy and am seeking recommendations for someone to set up our Podio. We have the basics figured out, contacts in, a few forms built, but automation is a struggle. Any help would be very much appreciated!

Hello BP!!  I am new to wholesaling and do not understand all the necessary paperwork that is required when putting a seller under contract.  In Pennsylvania, is the seller required to fill out a seller's disclosure and Lead Based Paint Disclosure (if applicable)? Thanks in advance 

@Joseph Nance ... I had actually reached out to a local in Scranton who was an investor and she led me to think it wasn't possible to invest there. This is so peculiar. Probably an attempt to discourage competition in her home market?

What has your experience been like with landlord'ing in Scranton? 

I heard that You cannot be a landlord in scranton unless you live within 20 miles? Some ordinance?

I am an agent in PA. My wife is not. We are about to get involved in wholesaling/wholetailing, and I wanted to make sure I'm doing it within the legal parameters in our home state. We will likely get an LLC for our wholesaling business, and I'm not certain if there is benefit in my non-realtor wife to have only her name on the LLC. I'm not sure if this will even matter in the scope of things here. Does anyone know if you want to do virtual wholesaling in other states if you'd need an LLC in each state you're wholesaling in?

I have read that PA is a state that allos Net Listings.

I am concerned about other rules concerning a realtors fiduciary responsibility to a seller.

I've never done new construction, or applied to have a variance changed (am I even saying this right?) 

I know in my area (Philly), it can be a real pain to get a variance to change a SFH into a multi, for instance.

How does one go about finding out ahead of time if it's likely they can use a property in a different way than how it is currently zoned? Like, do land developers have to buy the land first, and gamble essentially since they can never know for sure if they'll be able to even build on that land until they apply for it to be zoned that way? Or, in Philly, we have old run-down warehouses being bought up and repurposed into loft apartments. How do these guys know ahead of time before they just throw money into buying it that they'll actually be able to change the use?

I'm imagining nightmare scenarios where I buy a SFH to turn multi, or raw land to develop, only to find out that I cannot get the variances/zoning needed to move forward. Being stuck with unusuable property is the opposite of what I'm going for!

The wife and I drove around parts of North Phila today. Wonderful to see how it is changing! We want in on the action, but are uncertain of the most economical approach in. Has anyone in these forums done either new construction of one of these 3/4 story + garage type structures seen around Fishtown? I see many listings that are of smaller homes which could make sense to add a 3rd story to and then just rehab. Would love to hear of anyone's experiences or thoughts on taking on these types of projects.

Listing of a hardship has always felt like a hurdle to me, likely because I'm not even certain what type of hardship they mean. I've assumed that hardship meant financial, and that if you couldn't afford your home, making it into a duplex/multi would resolve financial stressors. Or maybe you have a sick relative who needs to live with you... that type of hardship.

What other types of hardships could someone have, especially an Non-owner-occupant investor? Thanks for this awesome post, @Yuriy Skripnichenko
