Yeah most likely.

You need to get quotes from different companies. That seems extremely high

You don't have to do any of the unreasonable ones.

Your budget seems a little small, so you might want to get an estimate from a contractor before asking for a lender to give you anything. 

So happy this is a thing! I'm excited to meet some of you.

Yeah I would put around $1500 in escrow just because. 

You most likely need a permit, so ask the contractor that you intend to use as they will know best

Yeah you just have to find out what the builders paid for the ones that were tore down and rebuilt.
