Hi James,
You are learning to get an eye for deals. From what you say, this is a deal for someone, but probably not the deal for you because you don't yet have the experience to know how much repair will cost. A good place to start is to walk through as many properties as you can, and learn from experienced people how much various repairs cost. If you start with a shell or a burnout, you will learn a lot of expensive lessons early, and they might be costly enough to take you out of the game entirely. Starting with a paint and flooring house is a gentler entry.

Get a real estate lawyer to look at the title for additional liens. The seller says that taxes are the only issue, but they might have other trouble with the title they aren't telling you. Good luck!

I interviewed two recommended by AORE people. Both were $500+ for preparation, partly because I do have a pass through LLC. Our mutual acquaintance Vincent uses Amanda Dent at the Cleveland Group. I haven't used her services, yet.

What are you trying to do on the marketplace? I'll say that my local market is too small to make BP valuable. It might be better if you are working in a large one.

I am not fond of converted SFR, they never seem to flow well. However, in high density areas they may rent just fine. I'd question that duplexes have more expensive financing- it may be that you haven't talked to the right bank/credit union yet. They qualify as small multi, and many banks will lump them in with SFR. Good luck!

First I have heard of it, I am also in Georgia. If the rest of the closing expenses look good, that sounds like a winner.
