Whether the prpperty is in your personal name or a business will definitely affect your HELOC options. Call some of your local banks and ask about their personal rentals vs commercial HELOC products. Good luck!

Congrats on your fund! #3 and #5 in particular seem key. Yes, you have skin in the game, and yes, you know the minimum size to reach your economy of scale. I hope the workouts are all home runs!

@Alec Denlinger, you are welcome. Thinking about it further, you may want to require your friends to have renter's insurance that covers their pets' possible damage. It tends to be pretty cheap, so not a terrible burden for them.

This sounds like a warm deal. Maybe stay in touch more often- of the "hey, this is what I'm working on at the moment, look forward to talking with you again" type messages. And if there were any other needs that you heard them express in their conversation with you, send them info about it "hey, saw this and thought about what you said about..."

Bird in hand? Is the big brokerage you want to work on not hiring? Maybe call them and ask the career paths of their agents- do they only hire proven people, or do they have new people, too?

This completely depends on the insurance company. Call around and ask about their dangerous breeds policies. When you have your friends sign leases, have a pet/animal addendum that clarifies your expectations for their pets.

15% down on a duplex isn't bad, but shopping around may help you find something that will work even better. Keep making those calls, and ask about their FHA programs.
Good for you planning on maintenance costs, so many people don't and then they suffer.
