Single-family residence fix & flip investment.

Purchase price: $125,000
Sale price: $279,000

Family time completing this fix and flip in Middle Tennessee. It was all hands on deck! The transformation was something incredible and it turned out better than we ever could have imagined!

What made you interested in investing in this type of deal?

The potential profit margin was great!

How did you find this deal and how did you negotiate it?

This was listed in the mls however it was in need of much repair and was a cash deal only.

How did you finance this deal?

Equity line

How did you add value to the deal?

I think the extra money spent on new flooring, custom tile work, new cabinetry, and granite countertops took this house to a different level.

What was the outcome?

The house sold before hitting the mls!

Lessons learned? Challenges?

We subcontracted the drywall decided to go with a new crew and there were some delays and work that was subpar. Still trying to find a good crew for this in the future.

Investment Info:

Other other investment.

Purchase price: $200,000
Cash invested: $90,000

Purchased this 48 acre tract during covid. The numbers with raising cattle made sense that the investment would more than pay for itself! Since then we have built a barndominium once completed we estimate about $1,000 a month cash flow from it alone. Raising about 20 head of cattle at Commerical prices should give us an annual return of about $26,000 at the current market prices (at weaning). Our registered cattle have the potential to earn us up to double that.

What made you interested in investing in this type of deal?

Cattle has been a good resource for us to earn extra income to pay for our real estate investments! We needed to find the right tract of land that would support raising cattle.

How did you find this deal and how did you negotiate it?

This deal was on the market it had a few price drops and we were able to negotiate down further.

How did you finance this deal?

Farm credit

How did you add value to the deal?

We have built a barndo to add another option for revenue on this property.

What was the outcome?

Still pending completion of the barndo.

Raising cattle is not passive, we put in the work to making sure our animals in good shape!

Fix and flip my husband and I completed. Which turned out great and had a great profit with this one. This house sold before hitting mls!

What made you interested in investing in this type of deal?

The numbers just made sense!

How did you find this deal and how did you negotiate it?

I found this deal on marketplace. It was a rental before and needed a lot of cosmetic repairs. We were able to get the seller down 10k from asking.

How did you finance this deal?

HELOC

How did you add value to the deal?

All new flooring, paint, new kitchen, new bathroom vanity, and new interior doors!

What was the outcome?

We were able to sell the home to the third buyer to view it before it hit the mls!

Lessons learned? Challenges?

Most of the work was done ourselves, we may hire out a little more on the next one to keep interest payments to a minimum.

The value is in the long term growth as well as tax deductions for owning a farm.
