Investment Info:

Single-family residence fix & flip investment.

Fix and flip my husband and I completed. Which turned out great and had a great profit with this one. This house sold before hitting mls!

What made you interested in investing in this type of deal?

The numbers just made sense!

How did you find this deal and how did you negotiate it?

I found this deal on marketplace. It was a rental before and needed a lot of cosmetic repairs. We were able to get the seller down 10k from asking.

How did you finance this deal?

HELOC

How did you add value to the deal?

All new flooring, paint, new kitchen, new bathroom vanity, and new interior doors!

What was the outcome?

We were able to sell the home to the third buyer to view it before it hit the mls!

Lessons learned? Challenges?

Most of the work was done ourselves, we may hire out a little more on the next one to keep interest payments to a minimum.
