Sorry, I worded that poorly. We are screening a prospective tenant.

When calling tenant’s current landlord they are refusing to give info because of tenant’s privacy. This is a property managed by a large management company and this is their policy. They’ve said payment history can be found on their credit report. Is this typical? Any advice?
We have a new family we have approved who appear to be excellent tenants. They have asked if we would be willing to decrease rent by $50 per month if they signed a 2 year lease. Is this worth it? This is our first long-term tenant so we are figuring all this out as we go.
