 I totally get what you're doing and I like it! I like having that lump of money sitting there just in case from the get  go rather than putting it aside little by little hoping nothing major happens. 

I personally do a combo or both having that lump sum for a house and setting aside $ every month just in case. My CF is rolled into the next deal but I never touch that large lump sum.

I love the walls, I'd leave it as is. The built in is way cute!

This deal closed yesterday.

Closed for 65K and I received 1K. Payoff was around 44K.

I've learned a lot with this one deal. Next time something like this comes along I hope to be able to work the deal myself.

I take my 12 year old to REIA meetings a lot. I also involve him in the investing process as much as he will listen.

Hi Gina, I'm pretty new too and the best thing I've done for myself is going to the meetings. Hands down one of the best decisions I've made. There is one called Tampa REIA and one Suncoast REIA and also a round table meeting at local IHOP...this one is the best IMO. They give everyone the chance to stand up and ask a q, talk about a deal or an issue they might be having. You'll be in a room full of long time investors and new. Let me know if you'd like to go and we can meet up. The REIA's you can find their websites.

Won 1 month lead lists of Foreclosures OR Probates, which would you choose and why?

Went to a local REIA meeting in Tampa and won one month free of leads for either foreclosures or probates. Tell me which one you would pick, I'm on the fence.

I really enjoyed Jimmy Napier, I even brought my 12 year old and he enjoyed it as well. He didn't go much into his paper course when I was there, but  I left early to get my boy in bed, he did go into how he structures some of his deals. He's really smart and I'd love to take his class. It's this weekend in Tampa
