@Naveen Desai where in Montgomery are these units? Have you been to Montgomery before deciding that you wanted to invest in this project?

You would need to look for a portfolio lender or a commercial lender. The rates are usually higher and may not be amortized over a 30 year.

I am currently getting 5.25% 5/1 ARM amortized over 20 years on all my properties in my LLC through a commercial lender.

Thank you @Eamonn McElroy. Is there a way for a husband/wife Alabama LLC to be treated as a disregarded entity? Otherwise would it be better to just create a LLC in my name to be treated as a disregarded entity and keep taxes simple?

I think I will have to file the Business Privilege Tax form regardless.

Hello everyone,

I live in Washington state and have a few rental properties in Alabama. I want to open a LLC for any future buy and hold deals and keep the properties in an LLC. The LLC will be owned by myself and my wife. I have a few concerns about it and haven't been able to get concrete answers on these:

  1. Since Alabama is not a community state, so I need to file partnership tax returns for such an LLC?
  2. If yes, will it help if I open a WA state LLC for the Alabama properties? According to Alabama's dept or revenue single member LLCs are considered disregarded entities.

I have used the Shaw LVP from Lowe's and recently bought 3000 sq ft of LifeProof from Home Depot. LifeProof is a much better product.

Quite a few times on this thread, the term cash flow is used, where it is mentioned that a BRRR is not worth for $50- $150 in monthly cash flow. How is this cash flow defined? Is this the cashflow after PITI + reserves (vacancy + repairs + capex) + PM ?

I am currently looking at a BRRR which I will have done a complete rehab (new roof, new electricals, add a 2nd bath) and will be all in at 70K. Appraisal is around 100K. Rents are $825 - $850. Maybe $900 given a newer property. After all reserves and PITI I have about a $100 left a month. I keep $2000 in repairs and capex per year.

@Kiersten Vogt I closed on duplexes last year and the deposits were transferred to me at closing. The prorated rents for that month were also transferred at closing.
