Hi All,

Have you previously used Pay Per Lead websites to find property managers? They seem to match you with PM based on your property's address. I'm surprised to not see many references to it on BiggerPockets. Some examples are:

Are these sites helpful? 

I’ve been researching which property managers to hire for my condo. Many use third party tools to track their portfolio, such as Buildium, AppFolio, etc. Why do good PM not show metrics around vacancy rates, communication, and landlord retention on their websites? If a PM is good and they use software to manage their portfolio, it seems like they should market their track record publicly.

Specifically, I'd like to understand what the hardest parts of finding a good property manager was and why you decided to go with a property manager instead of self-managing your property.  Hey Jared! Why are you looking for a property who is experienced with HOAs? Are HOAs difficult for property managers to deal with?

 Hey Amal, It is always wise to see if you can hear from one of their current clients. You want to be able to find out how timely they are at responding. Find out how expensive their maintenance calls are, how do they do their flips or turns, and how long has a property sat before they got it rented out. If you can hear from someone that they are currently doing business with, you will have a better idea and it could save you in the long run.


 Hey Steven, thanks for responding to my post! How do you know if the prices they quote for maintenance calls and vacancy rates they share are legitimate or not? Do property managers share historic invoices to show the maintenance call costs, or do they show historical rental periods to show vacancy rates? I ask because whenever I’ve asked property managers for maintenance call costs, they just say “it depends”.
