 So we only do it for vacant properties and for tenant-occupied properties, an agent always accompanies the prospectives through the home. We even made little signs to go up on the. door and on the kitchen to warn about fraud since it is more likely with self-guided showings. Right now, our rental listings are pretty centralized to the Pittsburgh area so everything is pretty close together! 

I mainly handle the entirety of our leasing/marketing departments so since I'm able to cut the time I spend on showings in half, I'm finding a lot more time to reach out to new leads and form genuine connections with prospectives which really pays off when it's time to sign a lease! 

I'd be happy to explain the process further as well or answer any other questions that you have!

I totally agree with Noah and don't think you're overreacting at all! 

It seems like your current PM is bordering on negligence by not only failing to get these repairs done/keep the property in shape but by failing to even bothering mentioning any of these things to you!

Especially considering that you seem fairly open to having the work done and even working the long term tenants & PM to keep the property in good condition, there is no reason your PM shouldn't be taking you up on that.

I would definitely recommend checking out the PA market right now! We're focused mainly in Pittsburgh but even then there's still ton's of investment opportunities here from Section 8, Student Housing, LTR's, etc...

I would recommend looking into Appfolio depending on your unit count. There's definitely some softwares that work better for smaller unit counts and vice versa

We use codeboxes for our vacant showings along with Appfolio. So it has almost completely automated the showing process for our vacant properties. As well as Appfolio will automatically confirm/cancel and follow up on showings. 

It may not seem like a lot, but it really saves a lot of time to focus on other tasks/aspects!

Communication and sympathy are huge in PM! Not only do you need to be able to clearly communicate with both tenants and owner but you also need to be able to see where they're coming from in certain situations to be able to get anywhere with coming to a solution.

The answer sort of varies on a few factors like are you self-managing, have you had a proper conversation with them over the phone, etc... 

As Adam mentioned, larger unit counts mean less face to face but if you're able to it certainly couldn't hurt!
